A new salvage operation in south Barrie has initial approval from Barrie councillors.
Sitting as planning committee Tuesday night, they OK'd Ram Iron and Metal’s Official Plan (OP) amendment and the rezoning of 140 Lockhart Rd., which is needed for the project.
“That’s good news, a new industrial subdivision in our south end to help bring jobs to Barrie,” said Mayor Jeff Lehman.
The changes would permit the restricted industrial designation and restricted industrial zoning required for a new salvage operation.
An environmental protection (EP) area is currently designated and zoned EP, however modifications to the boundary are required based on the results of the environmental impact study completed for the Lovers Creek watercourse and supporting vegetative area.
This land will be dedicated to the city through the associated subdivision application.
The development of this property will proceed by an industrial plan of subdivision that includes one restricted industrial block, 33 general industrial lots, the extension of Welham Road, and an EP area.
Salvage operation means a building and lot used for the crushing, processing, receiving, recovering, recycling, reselling, reusing, salvaging or storing of scrap or salvage material from commercial, consumer and industrial products and the associated equipment and machinery for sorting and separating materials such as a shredder, torch pit, shearer and bailer.
The proposed use of the Ram Iron and Metal block is unique, according to city staff, with a large component of the operations conducted outside.
The area proposed for restricted industrial use is in direct proximity to other land with the same designation, including operations by Lafarge Canada, Coco Paving and Champlain Ready Mix. A salvage operation use at this location is not out of character with surrounding land uses, city staff say.
This property is located on the north side of Lockhart Road, east of Highway 400 within the 400 East Industrial Planning Area.
Welham Road ends in a cul-de-sac at the north limit of this land and the Barrie Collingwood Railway (BCRY) abuts the site along the east property line.
This property is vacant, almost 51 acres and with 406 metres fronting Lockhart Road. A watercourse intersects the land along the southwest corner.
Ram Iron and Metal is a North York-based recycling company specializing in the buying, processing and distribution of ferrous (containing iron) and non-ferrous scrap metals.
City council could consider final approval of this motion as soon as its Sept. 21 meeting.
